Ideal for households with incomes from $235,000 to $340,000

The sales agent has not listed a guide, but made the listing appear above a search of $1.4 million, so I expect that to be the lower end of the guide.

Last sold December 2021 for $1.47 million and the valuation model suggests $1.6 million, with a maximum of $1.84 million. The vendor bought the house at the top of the market, but prices have moved since then. There’s a big (>10% discrepancy) between the valuation model and what I think is the lower end of the guide, so I expect the price guide to be increased pretty quickly.

At $1.8 million, a 20% deposit (at least $450,000 including stamp duty) could be affordable for those with household income of at least $280,000, probably down to $235,000 if it’s an investment.

If you have a 5% deposit (at least $180,000 including stamp duty), this unit could be attainable with household income of at least $340,000, probably down to $295,000 if it’s an investment.
